Maas Companies, a national leader in the liquidation of renewable fuel assets, has been selected to conduct the sealed bid auction of the 35-million-gallon-per-year ethanol plant with 3.7 million bushels of grain storage, U.S. Highway 20 development farmland, corporate headquarters in Galva, Iowa, and a transload rail facility in Cherokee, Iowa.
The properties being offered include the Quad County Corn Processors ethanol plant, or Tract 1, a 35-million-gallon-per-year facility situated on 31 acres. The property includes 3.7 million bushels of grain storage and is being sold as a complete package with all production equipment and rolling stock.
Tract 2 consists of 34.62 acres of commercial development land with high-visibility frontage along U.S. Highway 20. The property currently generates rental income as active farmland.
Tract 3 is a 9,454-square-foot downtown office building on 0.35 acres in Galva, Iowa. The corporate headquarters is being sold fully furnished, with all contents included.
Tract 4 is a 2-acre transload rail loading facility in Cherokee, Iowa, with an on-site office and garage.
The properties are being sold individually or as a package through a sealed bid auction. Sealed bids are due Tuesday, Sept. 29, at 4 p.m. CDT.
On-site inspections are available for Tract 1 in Galva on Thursday, Sept. 10, from 9 a.m. to 3 p.m. and Thursday, Sept. 24, from 9 a.m. to 3 p.m. Inspections for Tract 3 are available Friday, Sept. 11, from 9 a.m. to noon and Friday, Sept. 25, from 9 a.m. to noon. Inspections for Tract 4 are available Friday, Sept. 11, from 1 to 3 p.m. and Friday, Sept. 25, from 1 to 3 p.m. Matterport 360 virtual tours and drone tours also are available to help potential bidders evaluate and inspect each site.
A $20,000 deposit in certified funds is required with all sealed bid offers. A 5% buyer's premium also will be added to the winning bid. A 1% broker participation fee is available from the auction company for brokers representing a buyer.
